Time for a new roof.
Recommendations anyone? Asphalt shingles.
Anybody ever used that free roof insurance scheme that some companies tout?

Use white silicon roofing paint.  Stuff is cheap and last for decades.   When it wears down just paint again.

me, personally, i would not participate with any company that says they can get me a "free" roof

architect 80 is a time tested. I re-roofed in 2014 & went the arc80 rout w new solar system. The 2 companies scheduled w each other & turned out faster & less expensive then doing separately. Added bonus was the rebate & paperwork done at the same time.

If it's for your primary residence and your house is in good shape, it makes sense to purchase a quality product.  If it's for a rental, you may not want to spend a lot if you don't intend to hold onto the property long term.

I've used premium Certainteed Landmark shingles 40yr warranty and 30yr warranty on 2 homes and have been happy with them.  You can have save money by having someone do it as a side-job, but you won't get a warranty.  I think the quality of the installation is more important than the level of shingle you choose.  I told my roofer that I wanted them to use stainless steel nails since it doesn't cost much more.  Some roofers use substandard nails from China.

I was looking for a name of a company to hire.
The owners association dictates the type and color of the roof.

I had mine re-roofed in 2003 by Johann's roofing but not sure if they're still around.  No leaks at all for 14 years (knocking on wood).  Asphalt shingles.  Went one grade lower than Architect 80 because I wanted the option to just install another layer over the existing when the time comes again.  I was told you can't install another layer over Architect 80.   
Look at yelp or talk to neighbors.   Looking at ads, I would talk to David's Roofing or Tory's and see what your gut feeling is.   Maybe your Assn. has a list.  Good luck.

what types of roofing are allowed
maybe a couple or a few choices?

most companies can do all types of roofing
some specializing in certain products.
i would get a few quotes from different companies,
check out bbb for complaints
check out abc supply in mapunapuna,
where most roofers get their materials from,
depending on what roof type your allowed to have,
the salesgirls can help you choose a company to go with

Actually I have an in-law that used to do roofing and I traded some gun stuff for the ridge vents on my house LOL

I'll try call him tomorrow to see if he is still in business.
I was really curious about these companies that say you can get an almost free roof replacement if the insurance company approves.

Lifetime warranty means less roofing goes in the landfill?  Also, it's aluminum.  Made from 90% recycled material and can be recycled itself.

My guess is to withstand hurricanes.  Saw lots of roofs like that in Barbados and other eastern carribean islands.
