About the size of my brother -in-laws townhouse in Waipio.

But his unit cost twice as much when he bought it back in the '80s.

Now worth about 500K.  I shouldn't say worth.  That Crackerbox is not worth it.

Our illustrious Democrat elite leaders say it is cheaper and easier to convert a shipping container into a housing unit. NO. A shipping container was never designed to be lived in https://www.livinginacontainer.com/shipping-container-home-cost/

20' x 20' starting at $60K

The average installed cost of a 40x60 metal building is $57,600 to $91,200.
This includes an average cost for the steel building kit package at $40,800, the concrete slab foundation at $14,400, and construction at $18,000.
Your budget should also consider doors, windows, and insulation if necessary

Gotta disagree on this one.
I personally have helped build/remodel several Container homes, including a double wide and they are very "adaptable" and easy to work on.
A couple years back my sister and SO'  went to Africa with their church to build a cheap housing village.
They used containers which they completely renovated and were back within a month.

If that is so, why don't we see more of these container homes in Hawaii?

Our friends down the road, here in Puna, has a double wide container home.  The inside is very nice.  I wouldn't mind at all living there.
Happily living in Puna

This is interesting.
I own all three types of housing discussed here;
Standard stick wood,
Container,
and Metal workshop
All are permitted!
But I'm on the Big Island,
every county is different.
My opinion is
you need cesspool/septic, catchment water/reliable water source
and some source of electricity.
all the rest doesn't mean much.`
I'm kind of simple,  all my stuff exceeds codes
and is not a goldmine.
Pretty plain,  my home is a place to live.
